  • Reconcile Listing Documents for Compliance

  • Schedule/Coordinate photographers/Staging

  • Input Listing information into MLS and Upload all Photos

  • Upload Seller's Disclosure, Survey, & supporting documents to MLS

  • Submit all necessary documentation to office broker for file compliance.

  • Deliver Executed Listing Documents and MLS Link to Seller Electronically

Transaction Management


  • Initiate Transaction Management in Broker Portal & Change MLS Status

  • Upload all contract changes to Agent Broker Portal

  • Audit File in Broker Portal for Final Compliance upon Commission Disbursement


  • Reconcile Contract  & State Compliant Docs for Full Execution

  • Send Introductory email to all parties (Seller, Title Company, Lender, & Agents) involved as a member of YOUR team.

  • Provide Your Client "FAQ" throughout transaction of what to expect

  • ​​Confirm Earnest Money & Inspection Fee (if State Required) 

  • Confirm Inspections & Track Repair Requests

  • Order Home Warranty & Deliver to Client & Title


  • Track all deadlines and Add calendar events to Agent's Calendar

  • Notify all parties of any issues pertaining to contract performance


  • Open Title, Obtain File Number and acquire Preliminary Title Report

  • Deliver/Update Title Company of any amendments

  • Follow up with Title/Escrow Company on Closing


  • Create Commission Disbursement and submit for payment to Broker

  • Schedule all Parties for the Walk-through, Closing and/or Possession

  • Confirm that Lender and/or Title/Escrow has delivered CD to all parties based on RESPA requirements

Short Sale Management



  • Begin Short Sale Approval Process - Work with Client to gather necessary information, contact Lender to Begin Approval Process

  • Submit necessary Short Sale Package to Lender to begin Short Sale Analysis and Approval Process

  • Follow Short Sale process, timelines, and approval dates. Follow up with Client on necessary documents in order to obtain Lender Approval

  • Disburse email communication with parties on a weekly basis with the status of approval process

  • Short Sale Management duties will be governed by the Local MLS

Broker Office Compliance

  • Review all documents pertaining to all State Mandated & Office Regulations

  • Return non-compliant documents to Agent for correction

  • Ensure Brokerage Compliant documents are in file prior to approving CDA

  • Notify Broker of any non-compliant Agents

  • Address inquiries from Agents and Internal Staff in a timely manner
